Terms and Conditions

Check-in: 12:00 p.m. – 6:00 p.m. (After 7:00 p.m. with advance notice only)

Check-out: 8:00 a.m. – 11:00 a.m. (Guests leaving before 8:00 a.m. need to check out the night before)

Late arrivals: (Check-In after 7:00 p.m.)
The office closes at 7:00 p.m. It is imperative that we are aware of any late check-ins. If you’re going to arrive late, please give us advance notice so that we can arrange to be available. Unless otherwise notified, we will consider that a Guest who has not arrived by 7:00 p.m. a cancellation.

NO CHECK IN AFTER 8 PM

Rates:
El Rio Encantado rates are given in US Dollar per cottage, per day and includes all taxes and fees.  Rates are based upon two people and are subject to change without notice.  Additional guests: $25 per person per night.

Children:
For the comfort of our guests, and to maintain the beauty and serenity of El Rio Encantado, we are unable to accept children under the age of  twelve.

Guests:
Rio Encantado welcomes people from all over the world. Rio Encantado is not a place for the disabled or guests in poor health or who have physical impairments. We are strictly a non smoking resort.

Accommodations:
All cottage come with complete outfitted kitchens. Meals can be special ordered.

Smoking:
By law, all rooms are non-smoking. There is no smoking within the entrances of the cottages, Pool or Rancho.

Pet Policy:
No pets are allowed.

Reservation:
After we receive your reservation we will send you an email confirming the availability for the dates requested. We require a 50% deposit through PayPal to fs213@hotmail.com or by CHASE Bank Account # 130721690  Frank Stegmeier/ VISA OR MASTER CARD accepted, to confirm the reservation.

Payment:
Upon arrival, payment in full will be required. All other purchases for tours or extras will be charged on credit and can be paid at checkout.

Cancellation Polices:
As a small, independently owned property, cancellations greatly affect us. Reservations that are canceled with less than 14 days notice will incur a fee totaling 25% of the balance of the reservation; During Holiday Periods, if a reservation is canceled with less than 14 days notice, 100% of the remaining balance will charged, unless we are able to re-rent the cottage. All deposits are non-refundable.)

Non-Refundable Deposit
In order to confirm a reservation, we require a 50% non-refundable deposit We charge the non-refundable deposit on PAY PAL ,credit card or, if you live in Panama, we also accept bank deposits to Global Bank # 16-331-00008-5 savings account. If you deposit money into our account, we require that a scanned verification be emailed or faxed to us.

**A cottage is not considered booked until the deposit has been charged and email confirmation sent. **

Late arrivals (‘Check-In’ after 7:00 p.m.)
As the Office closes at 7:00 PM, it is imperative that we are aware of any late check-ins. If you’re going to arrive late, please give us advance notice so that we can arrange to have someone  leave keys for you. Unless otherwise notified, we will consider that a Guest who has not arrived by 8:00 PM (without advance notice to us) a ‘cancellation’, allowing us the option to re-rent the cottage.

Weather:
No refunds will be provided based upon weather or political events. Our dry season is from December through April, our green season is from May through November.

Unacceptable Behavior:
Any unacceptable behavior including smoking in the Cottages,  will result in immediate removal from premises (plus forfeiture of entire cost of reservation).


These policies are considered final and we reserve the right to apply all conditions. By booking with us, it is understood that you have accepted our terms and conditions.

Fees for damage to room and /or property, (including loss of remote controls and  keys) and missing items will be charged to guest`s bill.
